A New School Year With New Schools!

Billy & Rosemary Vassiliadis Elementary School Opening August 14th!

The Clark County School District is the 5th largest school district on the nation. After steady overcrowding over the years at surrounding local schools, CCSD has built six new elementary schools for the 2017-18 school year, with a seventh one to open in January 2018.  

One of these new schools, Billy and Rosemary Vassiliadis Elementary,  is in Summerlin located at 215 Antelope Ridge Drive, 89138. The 101,620 square foot, 850-student capacity school will help relieve overcrowding at Givens, where last year the school had 1,085 students, but is only intended for 867. Nearby Staton Elementary is designed for only 784 but had 918 students, and Bonner elementary school had 921 but was built for only 584. Vassiliadis Elementary will offer 53 classrooms, including 2 flex classrooms, 1 STEM classroom, a library and 1 art classroom.  

The school is located in Paseos village- the community’s largest track of new homes . There are 12 gated neighborhoods by seven different home builders in this area. These neighborhoods are all master-designed for a modern family: 50 different floor plans of living space that make use of the area’s elevation from stunning views over the Vegas valley to cooler temps.

Homes in The Paseos range from the $300,000s to more than $800,000 for anywhere from 1,850 square feet of living space to more than 4,200 square feet. Some homes even feature things such as rooftop decks, extra garage space, master suite retreats and casitas for extended family and visiting guests.

The new schools were made possible through CCSD’s Capital Improvement Program (CIP).  The Capital Improvement Program uses bond funds that can only be applied to projects such as building new schools, school replacements, phased replacements, renovations, modernizations, technology upgrades and transportation. The new schools will add capacity for close to 6,000 more students.
 
The 6 new schools opening in August 2017 are:
- Billy and Rosemary Vassiliadis Elementary School, Antelope Ridge and Desert Foothills
- Shelley Berkley Elementary School, Maule Avenue and Grand Canyon Drive
- Janis L. Jones Blackhurst Elementary School, Chartan Avenue and Pioneer Way
- Lomie G. Heard Elementary School, Lamb Boulevard and Kell Lane

- Dr. Beverly S. Mathis Elementary School, Arville Street and Mesa Verde Lane
- Josh Stevens Elementary School, Dave Wood Circle and East Galleria Drive
 
A seventh new school, Don and Dee Snyder Elementary School on Ford Avenue and Riley Street, will open in January 2018.

Home Sweet Home: The Vegas Golden Knights

HOCKEY HOME SWEET HOME…
For anyone who doesn’t follow hockey, sports, or the local word on the street- then you may not have heard the big news: Las Vegas recently got it’s first professional sports team! Scheduled to make their NHL debut during the 2017- 2018 NHL season, The Vegas Golden Knights are a member of the Pacific Division of the Western Conference of the National Hockey League (NHL) and will be playing home games at the new TMobile Arena. The bigger news isn’t where they’re playing, however; It’s where they’ll be practicing.

15 miles west of downtown Vegas sits Downtown Summerlin. This is where the Vegas Knights new $30-million, 146,000 square-foot, state-of-the-art practice facility is located and construction is already underway. Situated across from Downtown Summerlin on South Pavilion Center Drive near the Red Rock Casino, the facility will feature two NHL-sized ice rinks for both team and public use.

THE VEGAS GOLDEN KNIGHTS FACILITY
The new practice facility is expected to open in August 2017 and will offer an array of amenities. Besides the 2 full-size hockey rinks, the venue will have a 20,000 square foot 2nd floor for office space. There will also be a 9,000 square foot restaurant and bar. It’s also being said that the Vegas Knights will have what’s being called ‘the largest gym of any NHL practice facility in the country.’

Of course, there will be a players lounge, couches, flat-screen TVs and video games, a team locker room and multiple public locker rooms, too. The player locker room will have showers, a sauna, a steam room and the team will have a full-time masseuse on hand as well.

The Golden Knights goal for the facility is to provide the team with a corporate base and establish itself as the region’s hub for adult and youth hockey. Team practices will be open to the public and soon, the facility itself will be open for practice.

HOCKEY IN FULL SWING
With head coach Gerard Gallant and general manager George McPhee at the helm, The Vegas Knights already have hockey in full swing. With the upcoming NHL draft following the results of the annual NHL Draft Lottery on April 29th in Toronto, the Vegas Golden Knights will select sixth overall in the first round. Initially, the unfavorable news of the team picking sixth came as a disappointment. History shows, however, that there could be far worse positions to pick and Gallant will be making educated choices. The expansion draft will be held from June 18 to 20, 2017. The results of the draft, along with the Golden Knights’ initial roster, will be revealed on June 21, 2017, during the NHL Awards at T-Mobile Arena.

NEW CONSTRUCTION IN SUMMERLIN- THINKING OF BUILDING A HOME?

Are you thinking of getting a new construction home from a builder in the Summerlin area? That’s great- if you’re absolutely sure that you’ll get every penny for your dollar. And will your investments be protected in the process?  If you’re not sure (and most people aren’t), then we recommend hiring a local real estate agent who specializes in representing your best interests in the new-build home-buying process.

HAVE A PRO ON YOUR TEAM
Builders of large developments generally have employees that work for them on site. This bypasses traditional real estate agents because it cuts down their costs. Other times, they’ll have their own real estate agent who manages their listings for them. Either way, you’ll want to get your own agent to represent your own interests.

Not surprisingly, it’s the same story for lenders. Some builders try to “require” that you are pre-approved by their preferred lender first. They just want to make sure you’re a serious buyer. In most cases, however, you can still use the lender you choose- and especially if you have an agent guiding you along the way. Most agents have multiple lenders they’ll work with, and in some cases, even a preferred partner of their own that could save you in the end.

REPRESENTING YOUR BEST INTERESTS
New construction homes aren’t always listed in the MLS. Many people don’t realize that builders aren’t members of the MLS, therefore their homes may not show up in the MLS in their area. It’s better to work with a local agent who has access to the MLS and knowledge of all new builds in the area and what they offer.

Builders sell new homes often before they’re even built. From start to finish, the process in itself can take months. Most builders sell in ‘phases’ with each phase lasting as long as it takes to sell all the homes in that track. This means that without asking the right questions and choosing the best time to buy, you could end up living in a neighborhood construction zone for years.

Especially early on in the sales process, a home builder wants to get several homes under contract quickly to get the project rolling. As a buyer, this can mean more room for a lower price negotiation in the sale process. But once committed, if the sales of your development stall and you don’t want to move ahead with the build, you could risk losing your down payment and be stuck under contract with no way out. Avoid that by having a new construction home specialist represent you.

Regal Village Square Stadium 18

Food and entertainment aren’t always available in the same locations. Sometimes, you get your entertainment with a little something, like a free beverage; but it’s not common to be able to really pig out. Movie theaters are known for offering people the chance to munch on popcorn and candy while they get immersed in the motion picture, but few movie theaters have the menu that the Regal Village Square Stadium 18 offers. Located just outside of Summerlin West, this high end movie theater ensures that all of your needs are completely satisfied, from the need for entertainment to the need for sustenance.

At the Regal Village Square Stadium 18, the movies are going to be pretty standard. Whatever is playing in major motion pictures will surely play here, but we’re not here to discuss films with you. You’ve already made the decision to go to the movies, but now you need a reason to check out Regal Village Square over other theaters in the area. It all lies within the food choices.

Sure, you’re given the basic options of popcorn, with or without butter, and the glass case filled with different candy options, but what if you’re not in the mood for either? What if you want something else – something filling. That’s where Regal differs from other theaters. Most movie theaters enjoy dishing out popcorn, candy, and nachos, but don’t have any desire to go beyond that. At Regal, specifically this Village Square Regal, you’ll be treated to hotdogs. There is a lot for you to enjoy while living in Summerlin West. Outside of living in one of the prettier areas of the greater Las Vegas area, you’re also surrounded by some of the best entertainment and eateries. Red Rock Resort, JW Marriott Resort, Rampart Resort and Casino, the level of entertainment at your disposal is abundant and definitely not disappointing. There’s something else, though; something small and quaint that, once you visit it, you’ll be hooked. It’s not a casino. It’s not some giant, fancy eatery. It’s actually a collection of shops, small boutiques and eateries that provide you with something completely unique. The Market LV at Tivoli Village is a cute little stretch of stores and food establishments that lets you do some heavy shopping and grab a bite to eat, all within a very close proximity.

What can you expect from a place called The Market? You may be overwhelmed if your initial thought pegs it as a small marketplace where you can grab some pre-prepared meal and be on your merry way. The Market is an expanse of different shops, boutiques offering lingerie, jewelry, fine arts, children’s clothing, bridal accessories, and home decor and small eateries and quaint little food shops. This Tivoli Village market is home to B Sweet Candy Boutique, a small storefront candy shop offering homemade, hand crafted morsels of sugar lined up perfectly in cute glass jugs. Matching B Sweet in size and style is Cupkates by Kate, a cute shop that lets you dive into some of the best pastries you’ll find in town.

The real treats come with the View Wine Bar & Kitchen and The Crepe. At The Crepe, you’ll get a worldwide tour of the light and airy crepe through a variety of breakfast, lunch, dinner, and dessert options. See how Italians handle crepes with cured prosciutto, eggs, Italian cheese, parsley, tomatoes, and a pesto sauce or enjoy the swiss cheese, asparagus, broccoli, egg, carrots, and cheese sauce variety from Switzerland. This diverse menu will have you itching for more of the delicious crepes and you’ll be surprised as to just how diverse a crepe can be.

If you’ve lived in Las Vegas for any portion of your life, chances are you’ve known about the JW Marriott located north of the Strip. Acting like its own private compound with a golf course, luxurious pools, high-end amenities, and restaurants as far as the eye can see, this Marriott property is one of the finest non-casino resorts in Las Vegas. One reason for such high praise is a place with plenty of energy to offer – Addison’s Lounge. This lounge isn’t an eatery in any regards, but it offers plenty of entertainment and fun to be worth mentioning to those living in Summerlin West, a short drive way from the JW.

The main draw to Addison’s Lounge is the entertainment value. It is high here, offering an over abundance of popular dance music, top 40, and hip hop to keep a crowd moving for quite a stretch of time. The resident DJ and other vocal artists work their magic to keep the party going long after dark.

Sometimes after a long, hard day at work, you need some time alone to unwind. With just a short drive out of Summerlin West, you will find yourself at Steiner’s, a pub that boasts delicious food, a stocked bar and plenty of plasma televisions to watch any form of sports game on.

At Steiner’s, the first thing you will notice is the atmosphere. Living in Las Vegas, you haven’t experienced a real pub in quite some time. The locales spread around you are typically all modernized gastropubs or overcrowded nightclubs. You haven’t been able to enjoy a nice cold beer in the company of working class men in quite some time. Steiner’s is there for you, delivering a classic pub-style eatery with an emphasis on good flavors and even better atmosphere.

Steiner’s menu is an American-fusion of bar food and real restaurant quality dishes. Appetizers like the shrimp cocktail, buffalo chicken fingers, buffalo wings, potato skins and beer battered onion rings are familiar bar classics. The Death Valley chips, served with a spicy blend of seasoned salt and paprika, and the Brew City fries are the perfect accompaniment to anyone focused on the sporting events televised around the bar.

Lighter dishes like the cobb salad, caesar salad, Chinese chicken salad or Mediterranean Steiner’s pub salad are available for some simple eating. Steiner’s award winning chili will appeal to many, as the combination of black beans, diced sirloin and a rich chile broth will produced an aroma few could resist.

Steiner’s sandwich menu is an attractive mix of favorites like corned beef, their take on a French dip and cheesesteak sandwiches, and some unique tastes like the bratwurst or Carson City Cuban sandwich. Colder sandwiches like the tuna salad, classic BLT, ham and cheese, sliced turkey and the local favorite King of Clubs are perfect for people not wishing to fuss with more complex meals.

​Entrees are an eclectic mix of hamburgers, poultry dishes, steak, seafood and pasta. Sink your teeth into succulently juicy burgers like the 
New York, New York, topped with chili, cheddar cheese and red onions or enjoy the fun of eating fried chicken or fish and chips from a basket. Entrees like the baby back ribs, broiled salmon filet and the 12 oz New York strip steak make the perfect ending to a long, stressful day.

​After a grueling work week, good food, good beer, a game and maybe even the hot bourbon brownie sundae are all you need to recharge and feel energized again, and Steiner’s Pub is the place to go.
