5 Mistakes to Avoid When Choosing a Realtor
Buying a home is a major financial decision and can make a huge impact on your life in good ways or bad, depending on the deal. To secure a successful outcome, you have to choose a professional who is trained and knowledgeable in real estate- specific to your needs. Just as you would research or consider any attorney or doctor's credentials before working with them- you should do the same when hiring any real estate professional as well.
Here are several mistakes to avoid when choosing a realtor. Remember: they are negotiating the sale of your home or will be representing you in the buying process. Choose wisely.
#1: Hiring Friends or Family Members
When hiring a professional real estate agent, friendships and bloodlines should not be a consideration for several reasons. First, you don’t want to risk a good friendship or relationship with a family member. If you do have a good friend or family member who is truly qualified, then consider interviewing them just as you would any other possibility. Especially in this case, always think about what would be the greater loss: your finances, or a family member or friend?
#2: Part Time or Inexperienced Agents
Never assume that all Realtors possess the same skills or professional attributes. Not all realtors have the same experience. Agents who are not full-time Realtors and have other jobs, also have other priorities and will generally not meet the basic requirements of being available and being effective without a team behind them. Real estate involves deadlines, legal addendums, and strict guidelines that require full-time attention. Do they have any favorable reviews? Call or research their past client experiences. You should always look for a full-time realtor that has experience in the type of real estate services your situation requires, and preferably, one who is backed by a team of professionals to ensure your needs are covered.
#3: Cutting out the Commission
Many people try to avoid listing with an agent in hopes of saving money from commission fees. Or, they hire a cut-rate agent that will list your home on the MLS, but they do not provide very much effort or representation. Selling a home involves many real estate related professionals playing a part in the process. Choosing a real estate professional who will do their due diligence, will provide you with the level of service you need. Cutting corners or trying to save on your agent’s commission could cost YOU in the end.
#4: Mispriced Home Listings
Selling your home? The most crucial time for listing a home is within the first days. This is when you’ll get the most attention from other realtors and buyers. As long as the property is priced and presented well and is in good condition, it could last only a few days before a qualified buyer makes an offer. Otherwise, pricing your property wrong, can lead to weeks of sitting on the MLS. An overpriced listing only makes the competition look better.
#5: An Overly Agreeable Agent
You are not hiring a new friend- you are hiring a professional real estate agent- or a consultant, knowledgeable in their field. Do not choose an agent who tells you everything you want to hear- unless the information they provide you with is backed by market statistics. What you need is accurate and professional guidance based on the current local market. You need an agent backed with experience that pertains to your goals. Sometimes that agent will give you information that you won’t want to hear, but it’s what you need to know. Truth hurts, and as long as your home is in good condition and priced right, in the end, you’ll be grateful you choose the right realtor to point out these things, for all the right reasons.
